In today’s diverse financial world, choosing the right loan product can be challenging. Each type of loan, such as a mortgage, has numerous options, which can complicate a borrower’s decision. Individually reviewing offers can be time-consuming and inefficient. Using my experience and modern tools, I specialise in helping clients select and apply for a variety of financial products, such as:

Mortgage loan for the purchase of residential property on the secondary and primary market

A purpose-built loan, where the collateral in most cases is the property being purchased. The minimum required own contribution is 10%. In the case of the secondary market, so-called second-hand housing, the bank disburses funds after the transfer of ownership to the seller’s account. In the case of the primary market, the bank disburses tranches to the developer’s trust account in accordance with the progress of the construction work.

Mortgage loan for the purchase of land

A purpose-built loan, where the collateral is land in the form of a building plot or agricultural plot with a local development plan or a study of the conditions and directions of development or issued development conditions.

Loan for house construction

A purpose-built loan where the collateral is a plot of land with a building on it. The most common practice when lending for the construction of a house is the so-called economic method. The client builds the house himself and the bank pays instalments into the client’s account according to the progress of the construction work. In doing so, he can use an external company, but he is responsible to the bank for the project. Very often, the plot of land constitutes the own contribution required by the banks.

Cash credit

A credit product, without collateral, where the client does not indicate the purpose for which the funds will be used.

Company credit

The scope and purpose of the funds can be very broad. Each case requires individual verification with individual financial institutions.

Mortgage loan

A form of non-targeted loan where the collateral is the property usually of the borrower. The bank does not verify the purpose or intended use of the funds and, in return for flexibility, increases the margin in relation to a targeted mortgage.

Refinancing a loan

Purpose-built loan where the collateral is the property for which the client has obtained financing. The purpose is to repay the current obligation through a new bank whose loan terms are more favourable than the existing one. The colloquial name for this is ‘transferring’ the loan to another bank.

Consolidation of multiple liabilities

A consolidation loan pays off several liabilities at other banks. The aim is to optimise costs. It is possible to shorten or extend the term of the loan.

Life and property insurance

As well as being a tool to fulfil the dream of owning your own property, credit is also a burden and a risk. To keep the risk to a minimum, it is important to secure its repayment in case of fortuitous events.

With my experience and state-of-the-art tools, I provide comprehensive support in the selection and application process for loans and credits, tailoring the offer to each client’s unique needs.

Credit process

This is the first and one of the most essential steps in the property buying process. Before embarking on the search for the house or flat of your dreams, you should carefully verify your financial possibilities. At this stage, he or she asks many questions about earnings and costs. The customer is given a thorough knowledge of the required own contribution, the minimum duration of employment, currently available government programmes and many other components verified by the bank in the assessment of creditworthiness.

With an established and verified budget, it is easier to achieve the desired goal. Whether it is the purchase of a flat from the secondary market or the search for a plot of land for the construction of a house, clients receive substantive support from me regarding the possibility of financing a specific property. Sounds simple? It is not always so, even in the city centre there are non-standard properties. It is advisable to verify as much information as possible before signing a contract in order to keep the risk to a minimum.

Once the contract for the purchase of the property is signed, the choice of credit offers follows. There are usually three banks to which we submit credit applications at the same time. Customers receive from me a list of financial documents necessary for the bank to assess creditworthiness. The second part of the documentation is the real estate documents. In many cases, clients give me the power of attorney to contact the developer/real estate agent and, on their behalf, I organise the necessary forms, permits or arrange for an expert to value the property.

Having a set of documents, we meet in the office to complete the applications and provide the necessary signatures. I assist and support in completing the many pages of not always understandable and legible forms. Once the applications are signed and completed with the required documentation, I submit them for analysis. At this stage, I oversee the entire process, remaining in constant contact with both the bank and the clients.

Once we have received the credit decisions, we discuss and compare again the conditions proposed by the bank. If nothing raises any doubts and we are sure about the choice of offer, we make an appointment for clients to visit a friendly branch to sign the loan agreement.

This is one of the final stages of the whole process. Depending on the type of property being purchased, it can take place immediately after the decision from the bank or at a later stage, after the developer has built the property being purchased.
